Skylight Maintenance Tips in MA: Cleaning your skylights

The skylights installed by Golden Group are self-cleaning.  New skylights have a coating on them that provides a balance of letting beautiful daylight in and controlling the heat that comes into the home, which, in turn, improves energy efficiency. This type of skylight glass shouldn’t need cleaning on the exterior of the glass panel. If the interior panel is clean and the glass seems cloudy, it may be a problem with the CO2 that is in between the panels having leaked out. 

It could also be a build-up of condensation on the interior panel of the skylight, which could indicate some leakage from the skylight flashing on the roof. See our advice below on repairing skylight flashing.

At Golden Group, we do not recommend that you hire a cleaning service to go on your roof, as their scaffolding apparatus may cause damage to roof shingles. 

Interior skylight glass

The interior skylight panes can be cleaned by just using water and a soft sponge. If you are in a hard water area, however, add a bit of mild detergent to the water.

When you are cleaning the interior skylight panes, take a moment to inspect the ceiling for any signs of water infiltration. 

Inspecting the skylights for damage

It is key to have a regular schedule of maintenance for your skylights. They have a life expectancy of only 10 – 15 years. Damage that is discovered and repaired early can extend the life expectancy of your skylights so you can enjoy them longer with peace of mind.

The most vulnerable areas for damage are around the flashing. The skylight flashing transitions into the roofline and problems can arise as a result of storms and snow accumulation.

Repairing damage and leaks

First Golden Group will inspect the skylight flashing to be sure it was installed properly. If it wasn’t installed correctly, water intrusion can result. We may take the flashing apart around the shingle line and redo it to ensure that this area isn’t the source of a leak.

If flashing is the source, we will replace it with a new flashing kit or custom-made flashing, as needed. If it is the glass itself, we will contact a skylight glass company for replacement.

Leaks can occur because of a shift after a major storm. If a tree branch falls and hits the skylight, it can cause a leak. This is very common.

The master roofer will nail down any shingles that have lifted or fix the flashing, and recommend any other repairs that may be necessary to prevent damage to any of the roof elements.

The master roofer will look for:

Cracks or chips: Inspect the skylight’s glass or acrylic surface for cracks, chips or other damage that may compromise its integrity. Small cracks or chips can often be repaired using a specialized skylight repair kit. For extensive damage, you may need to replace the skylight.

Sealing or flashing: Cracked or deteriorating sealant can allow water to penetrate. If this is the case, the sealant or flashing should be replaced promptly to maintain a watertight seal. The area must be cleaned thoroughly before applying new sealant or flashing.

Frame and trim: Look for signs of deterioration, such as rot or rust. Replace damaged frame, trim, or surrounding roofing promptly to prevent further damage.

Leaks: Check for signs of water getting inside the skylight. (Indoors, look for stains on the ceiling or walls.) 

Condensation: Examine the interior of the skylight for condensation, which can indicate a sealing problem or inadequate ventilation. If there is  condensation on the skylights, Golden Group recommends that you open the skylight more often – at least 3 to 4 times a day for 5 minutes. Regular ventilation is the most efficient way to prevent condensation from forming. Try closing the kitchen and bathroom doors and maintaining a constant temperature inside of at least 68 degrees, if possible. Consider adding a ventilation fan, if necessary. If sealing is the issue, Golden Group will reseal the skylight to prevent moisture buildup.

Operation: Homeowners should test the opening and closing mechanisms to ensure smooth functioning. If you have difficulty opening or closing, inspect for obstructions or damage. Lubricate moving parts and replace any worn components.
