Understanding the costs of exterior home renovation
The amount cof an exterior home renovation an vary greatly depending on several factors: the size of your home, the grade of the materials selected, and whether you are doing all or some of the work yourself.
A new roof
Investing in a new roof will protect your house, save energy costs, and add curb appeal. Therefore, installing a new roof can be the most important exterior remodeling project for your home. Fewer home problems can be more disastrous than a failed roof.
A roof replacement consists of more than just the selected shingles. It includes roof decking (the plywood underneath) and proper ventilation, which ensures the longevity of the roof. When a roof is not properly ventilated, rot, mold, and premature shingle aging can result.
Selecting the roof shingles
There are several types of roofing materials available, and their costs vary greatly. It is recommended that homeowners take advantage of the complimentary renovation consultation offered by professional roofing installers. Golden Group Roofing accepts online booking for on-site roofing estimates and inspections. A certified and trained Golden Group representative will come to your home to discuss your project in detail.
Asphalt shingles
This material is the most common roofing shingles used because of their lower cost and wide range of stylish colors. Their versatility in being able to accommodate a wide range of shapes and angels is a desired feature. While affordable, asphalt has a limited lifespan (20 years) and requires more frequent repair, which can mean higher cumulative lifetime cost. An asphalt roof for a 2,000 sq.ft. home can cost between $8,000 and $10,000.
Premium architectural tile
Engineered for greater durability, architectural tiles have an expected 50-year lifespan of double that of standard asphalt shingles. The 2,000 sq.ft. home in our example can cost between $10,000 and $16,500.
Metal roofing
Higher up-front costs are offset by its long lifespan (up to 70 years) – triple that of standard asphalt tiles. It needs virtually no repairs or maintenance. Metal roofs are incredibly durable and energy efficient. They stand up to high winds, hail, or any other rough weather conditions. Metal roofs reflect heat extremely well, decreasing the effects of direct sunlight in the summer. They are engineered to shed snow and rain, preventing any kind of accumulation that can result in damage. Figure about $16,000 to $34,000 for metal roofing.
Slate tiles
The most durable roofing material of all. Longevity and low maintenance help to offset the high initial cost. $24,000 to $44,000.

New Siding
If you are thinking about new siding for your home to replace a damaged exterior or to give your home an upgrade, there are many options available in style, colors, materials, and costs. Here are some features of several siding materials that you can select.
Certainteed Vinyl Siding
Vinyl siding is the most affordable option upon installation and when properly installed, vinyl requires little maintenance than an occasional power wash. It is fade-, moisture-, and UV-resistant, and is easily repaired if damaged by weather. It can last 20 to 40 years.
CertainTeed Vinyl comes in 41 colors, 3 styles, and a variety of textures, grades, lengths, widths, and covers. Vinyl installs quickly and easily is flame retardant, and rates high in sustainability because it requires minimal raw materials, produces virtually no waste, and can be recycled.
James Hardie Fiber Cement Siding
An ideal choice for the Greater Boston area, James Hardie fiber cement siding won’t rot, crack, or split, plus it holds paint up to three times longer than wood. Baked-on ColorPlus ® technology has exceptional resistance to fading, chipping, and cracking.
James Hardie is a high-quality product that costs more than vinyl and composite but is still moderately priced. It has a 50-year limited warranty. It is available in many textures, styles, and colors, as well as holds paint well and can be repainted for a new look. However, it will fade over time.
James Hardie resists insects, mold and fungus, weather, and UV rays. With a lifespan of 50+ years, if properly cared for. However, it requires regular maintenance, caulking, and touch-up if it chips.
This material is leak-resistant, but during installation, seams must be sealed, so that water doesn’t infiltrate behind the siding, damaging nearby areas. Installation is difficult and time-consuming, requiring more advanced skills. The boards are bulky and heavy and special tools are needed.
Lastly, the boards have the highest flame resistance in their class of sidings. Manufacturers source the material from common species of wood, ensure it has no toxicity, and produce it without using fossil fuels.
Everlast Composite Siding
Everlast offers a completely new category of siding. Their innovative triple-composite material combines inorganic minerals, polymer resins, and acrylic colorants for a thick, solid, and strong siding with extreme durability and protection from pests.
It costs more than the vinyl, Tando shakes siding, or fiber cement options. However, it boasts near-zero maintenance and a lifetime warranty.
Everlast offers a realistic look of rough-sawn cedar planks and is available in a variety of widths, styles, and covers. It provides extreme protection against fading and UV rays.
Impervious to water, Everlast Polymer Composite is resistant to mold and mildew, and offers superior protection against rain, wind, UV, and other weather conditions.
Everlast’s lightweight construction and butt joint system makes installation relatively quick and easy. The material is light and comes pre-molded. It has a class-A fire rating. Everlast, however, has poor sustainability as it is a petroleum-based product.
Tando Shake Siding
This composite siding costs more than vinyl but requires less maintenance in the long run. It offers a 10-year “looks like new” warranty and a 50-year performance warranty. Tando siding can last up to 30 years and will need repainting every 5 to 10 years.
Fade-resistant and available in many colors and styles, including the popular Beach House Shake, TandoShake, and TandoStone, these options look nearly identical to the natural materials they simulate.
Their products provide strong protection against weather events, salt air, fungi, and pests. They are moisture-resistant but not watertight.
Tando is lightweight and easy to install. However, you must install it over a weather-resistant house barrier system, such as house wrap. Polyvinyl chloride (PVC), which is environmentally friendly, makes up Tando.
